Starting today, MAES notaries will handle the delivery of the 45 apartments to the buyers on behalf of developer Leyten. We look forward to serving the developer and the buyers with this service.

About the project

At Insulindestraat 250, Leyten is developing a diverse, seven-story residential building with 45 apartments, a commercial space, and 10 parking spaces. Approximately 55% of the homes will be affordable. The building, adjacent to Hofbogenpark, consists of two sections and a shared courtyard. Several homes will have patio gardens directly overlooking Hofbogenpark. The design by Van Bergen Kolpa Architects complements the former industrial character and brick architecture of Insulindestraat.

Sustainability

The project explicitly focuses on a green living environment. The Hofbogenpark, being developed by the municipality of Rotterdam, provides a perfect opportunity to extend the greenery against, on, and throughout the building. The courtyard will become a green oasis where residents can meet. By extending the biotopes, the patio and facade bordering the Hofbogenpark will have a nature-inclusive character.

Social impact

A communal courtyard, connected to the galleries of the upper floors, actively encourages social interaction. Hiding the elevator on the ground floor and providing an inviting entrance to the courtyard contribute to this. Local residents are involved in the construction process through extensive participation: the design actively focused on providing the most favorable orientation possible for the adjacent neighbors.
