Rijnmond Basic Notaries are being incorporated into MAES Notaries

Affordable quality label

At MAES Notaries, we sell knowledge, expertise, experience, and service. This provides our clients with peace of mind, reliability, and security. Peace of mind, reliability, and security don't have to be expensive.

Until January 1, 2024, we arranged the transfer and mortgage of purchased properties for several of our private clients through our discount label Basisnotarissen Rijnmond. All other notarial services were always provided by our affordable, quality label MAES notarissen.

As of January 1, 2024, we will serve all our clients—private individuals, businesses, and government agencies—for all their affairs, including deliveries and mortgages, exclusively under the affordable, high-quality MAES Notaries. While we have retained the trading name Basisnotarissen Rijnmond, we will no longer use the Basisnotarissen Rijnmond label. This makes no difference to our clients: the Basisnotarissen Rijnmond team has been an integral part of the MAES Notaries team for years, we share a single client portal, and almost all our rates were already the same.

The discount formula

The initiative for Basisnotarissen (Basic Notaries) was launched during the real estate crisis (over a decade ago) by a group of now-defunct notaries from Deventer, Doetinchem, and Vlaardingen whose revenues relied heavily on real estate transactions. These notary offices lacked any synergy and shared absolutely nothing with each other, except a website, the associated costs, and a shared vision.

The vision at the time was to serve customers with simple, standardized basic services, alongside the A-brand, at lower private label rates. Some called this formula "Aktie Notarissen," others "Basisnotarissen" or "Van Gastel digitaal," and still others called it "de Woonnotaris."

Lead generators like the website "De Goedkoopste Notaris" (The Cheapest Notary) demanded more than twenty thousand euros a year from every price-competitive notary to be listed at the top of the site's rankings. The tech nerds with their innovative lead-generating websites are the winners. The notaries who competed on the lowest price, not on knowledge, skill, experience, and service—those who do the work and bear the risk—are the big losers. Just like the consumer. Because if the notary couldn't or didn't want to pass the high costs of the lead generator on to the client or their counterparty, for example, through aggressive cross-selling , it was detrimental to their results, and those cases often resulted in losses. In this way, these notary offices hoped to guarantee the continuity of their businesses. In some cases, they succeeded. At least for the short term. At the same time, this also meant that these offices invested little or nothing in quality, knowledge, people, information technology, and more.

With the arrival of the enterprising notary Janssen, MAES Notarissen abandoned this vision at the end of 2020. The focus is now primarily on quality, efficiency, automation, cost control, transparency, competitive rates, and service. Our firm is not alone in this. All sensible notaries in the region who previously operated a discount label alongside their notary office for the benefit of their clients – often in a shabby office or a refurbished garage – have largely recovered from this.

This means that we at MAES notaries have invested heavily in our services so that we can continue to serve our clients well in the future by giving them the attention and providing the quality they deserve.

Protocol

Everything previously handled by defunct civil-law notary Mr. EM (Ed) Bijster under the auspices of Basisnotarissen Rijnmond and MAES civil-law notaries is subject to the protocol of Mr. GHHJ (Geert) Janssen MRE MBA, civil-law notary at MAES civil-law notaries. For files handled by Basisnotarissen Rijnmond and MAES civil-law notaries under the responsibility of Mr. Bijster, and for deeds executed by him or his representatives, you can always contact MAES civil-law notaries.
